Turn wasted space into real living space.

If you’re like many homeowners in the North West, your garage probably isn’t doing much. It’s cold. Disconnected. Maybe it’s home to a few boxes, old gym gear, or the bikes that haven’t seen daylight since last summer.

But it could be so much more.

Converting your garage into a warm, fully liveable room is one of the smartest and most cost-effective ways to add value, comfort and usability to your home, without needing to move, extend, or go through a full renovation.

  • Adds up to 20% to your property value (Source: Move IQ)

  • No planning permission needed in most areas

  • Quick build time, often just 2–3 weeks

  • Ideal for modern new-builds, especially those with no internal garage access

What Can You Turn It Into?

We’ve helped homeowners turn underused garages into:

  • Home offices

  • Playrooms or teenage dens

  • Utility or laundry rooms

  • Guest bedrooms

  • Workout spaces

  • Hobby or craft rooms

Whatever you need more space for, we can design around it.

What’s Involved in a Garage Conversion?

Every home is different, but here’s what a typical conversion includes:

  • Adding insulation and heating

  • Replacing the garage door with a wall/window setup

  • Installing a new access, either externally or an internal door from the house

  • Upgrading electrics, lighting, and flooring

  • Ensuring building regs and fire safety compliance

  • Finishing to a plastered, paint-ready state

And yes, we handle every step, from structural work to certification.

What Does It Cost?

We offer fixed-fee packages, with no hidden extras. Every project is scoped individually, but here’s a rough guide:

  • Internal Door Only – £1,250: Structural knock-through, fire-rated door, regs-compliant install

  • Hybrid Room + Storage – £4,500: Rear half converted, front kept for storage, new partition, electrics

  • Basic Conversion – £8,500: Insulation, window, plastering, floor, electrics – ready to paint

  • Standard Conversion – £12,500: All basic features + flooring, skirting, lighting, heating

  • Premium Conversion – £14,500+: All standard + plumbing, additional partitions or finishes

Based on a single attached garage. Final costs confirmed after a free survey.

Do I Need Planning Permission?

In most cases, no. Garage conversions typically fall under Permitted Development, meaning you don’t need full planning permission. However, we’ll check your property for conditions like:

  • Article 4 restrictions (in some estates)

  • Conservation area rules

  • Covenants that restrict garage useIf permission is needed, we’ll guide you through it.
