We install roof windows (Velux or similar), add full insulation to walls, floor and ceiling, lay chipboard flooring, and board the space for storage or light use. An access hatch and fixed ladder are included. This is ideal if you want a usable storage space or a simple hobby room.


Standard loft room - from £22,000

Our most popular package. This converts your loft into a proper habitable room — fully insulated, plastered and finished. It includes a new fixed staircase, Velux windows, first-fix electrics (sockets and lighting), and a plastered finish ready for decoration. Building regulations sign-off is included.


Premium loft - from £30,000

Everything in the Standard package plus en-suite plumbing, an additional roof extension if needed, and a higher specification finish. Ideal for a master bedroom with bathroom or a self-contained suite.


Dormer conversion - from £38,000

A dormer adds a vertical extension to your roofline, creating full-height walls and much more usable floor space. This is the right choice for bungalows or properties where headroom is limited. It involves more structural work and usually requires building regulations approval.


Custom build - POA
