The starting point for any existing cellar. We install full waterproofing, tanking and drainage to keep the space permanently dry. Wall, floor and ceiling insulation is fitted to building regulations standards, along with basic electrics — sockets, lighting and a consumer unit. The finish is plastered and ready for decoration.


Standard conversion: from £26,000

Everything in the Basic package plus a full decorative finish, heating (electric radiators or underfloor heating), compliant mechanical ventilation to meet building regulations, and a complete lighting scheme. This creates a fully habitable room — a home office, gym, playroom, games room or extra bedroom.


Premium conversion: from £38,000

Everything in Standard, plus en-suite or shower room plumbing, kitchenette if required, and partition walls to create separate zones. This is the right package for anyone wanting a self-contained suite, an annexe, or a home cinema.

What Affects the Cost of a Basement Conversion in Manchester?


  • Existing condition. A dry, brick-lined cellar in good condition costs significantly less to convert than a wet, unlined space that needs full waterproofing and tanking from scratch.

  • Depth and headroom. Most Victorian and period properties in Greater Manchester have cellars with around 1.8 to 2.0 metres of headroom — enough for a comfortable room. Properties with lower headroom may require underpinning, which adds cost and time.
